Selling Sullishak
We are selling Sullishak. We are getting older, and we can no longer maintain so many things. The longer version is in our letter on the home page. Here is the offer.
Barb and I have decided it's time for Sullishak to pass to someone else. Before we list it with a realtor, we're offering it to the family first.
What's offered: the cabin at 4040 Mina Avenue together with the vacant lot next door at 4030 Mina. They go together. The lot has water, sewer, and power at the street and an ocean view from a second story. We'll pass along the house plans Dave drew for it to whoever takes it.
Who can buy: any descendant of Wes and Elsie Sullivan, or any member of Barb's Diviney family, alone or together.
Price: $400,000 cash for both properties, as-is, with contents. No real estate commission.
How we arrived at $400,000: our realtor's market analysis puts the cabin and its lots at about $400,000 and the vacant lot next door at $90,000 to $150,000. So a family member buys the cabin at the realtor's figure and gets the lot for nothing. If you would like a formal appraisal, that is yours to arrange. We are offering it to family first because it has always been a family place; if no one steps forward, it goes to the realtor and we do it the way she suggests.
Timing: let us know by December 31, 2026. If no one steps forward, we'll list it with our realtor in the spring and sell it the ordinary way. No hard feelings either direction.
Sullishak has been a licensed vacation rental. From what we understand, Lincoln County will not let that short-term rental license transfer to a new owner. Anyone thinking of buying it to rent it out should check with the county first.
Please don't take this on out of sentiment. If the honest answer is no, that's fine.

What it is
-
The realtor's market analysis (September 2026, from Lincoln County records) lists 3 bedrooms, 2 baths and 1,353 square feet. In practice there are four rooms with beds — the one off the entryway has no closet, so the county does not count it — and two and a half baths.
-
Built in 1947 by Wes and Elsie Sullivan.
-
The kitchen was rebuilt in 2012.
-
The family room and its bathroom were added between 2013 and 2015.
-
The roof went on in 2004.
-
New electric service in 2008.
-
The lot next door, 4030 Mina, is vacant.
-
The original four lots are 80 feet by 25 feet each.

The captions are the ones written at the time, on the Expansion-2012 and Expansion-2014 pages. One thing has changed: the wood stove in the second photograph is out of service now — see the house guide.
Questions are welcome
If you would like to talk it over, call or write. Asking a question does not commit you to buying anything.
If you have come to these pages from outside the family, you are welcome here too. Look around, and get in touch — after December 31 we'll be glad to talk.
