How to use the repair board
- Tap your name (Dave, Barb or Eli). Only your column can be changed.
- For each finding pick Do now, Do soon, Need bid, Defer or Skip, and tick punch to put it on the punch list anyway.
- Your votes stay in this browser on this device. To share them, tap Download my votes and send the file to the others; they tap Merge someone’s JSON to bring your column in. Their own votes are never overwritten.
- Filter by priority, your vote, or trade, or tick Only disagreements to see rows where we voted differently (dashed outline).
- The Punch list adds itself up. Download it as a spreadsheet (CSV) for contractors, or print it.
Priorities (P0 safety now → P4 monitor) and costs are AI estimates from a multi-model review of the inspection report, not contractor quotes. Get two or three licensed bids per bundle. Sources: Grok Heavy, Opus 5.5 Extra, ChatGPT (Astra Ultra) and Gemini (Flash High, Extended Thinking), all four merged — where they disagreed we kept the more urgent priority and the wider cost range (min low, max high); each row shows every model’s estimate.
